The Space:
Step into our spacious 2769 sq ft sanctuary on a 4 acer property, meticulously designed for an unforgettable stay. This 4 bedroom, 3 bathroom house, recently renovated, boasts an array of modern amenities and conveniences, making it the ideal getaway for families, friends, and those seeking a luxurious retreat close to all attractions
Main Floor:
Upon entering, you'll be greeted by the warmth of the main living room, where comfort and style blend seamlessly. The master bedroom, adorned with a captivating mountain theme, offers a peaceful escape. The fully equipped kitchen, coupled with a welcoming dining area, makes meal preparation and gathering a delight.
Upper Floor:
Ascend to the upper floor to discover three uniquely themed bedrooms, each offering its own charm and character. An additional bathroom ensures privacy and convenience for all guests.
Lower Floor:
The lower floor is where entertainment and leisure unite. Challenge your friends at the poker table or engage in a friendly game of pool. Immerse yourself in our custom-made movie room for a cinematic experience. The speakeasy bar area, a highlight of the home, promises evenings filled with laughter and good company. Additionally, this level houses a third bathroom, powder room, and a practical washer/dryer area.

Guest Access:
⚫All guests will be provided check-in instructions prior to checking-in to our home which will detail any instructions you would need to know when trying to get into our home!
⚫You’ll receive our automated check-in instructions 📩 24 hours before your arrival, so everything you need will be ready ahead of time for a smooth and easy check-in!
⚫Our homes use electronic door locks 🔐 for your convenience. A unique door code will be sent to you automatically ⏰ 2 hours before check-in time, unless you’re checking in earlier.
⚫When it’s time to head out, we’ve got you covered too! 🧼🕒 Our checkout instructions will be sent a day before your departure, you'll receive them at 2:00 PM the day before your checkout.
The Neighborhood:
Nestled in the charming Split Rock neighborhood in the Poconos, our home is conveniently situated less than a 5-minute drive from the serene Lake Harmony and the exciting Big Boulder ski resort. Moreover, it's just a short stroll away from the fun-filled Split Rock Water Park. Our location offers a perfect gateway to enjoy the splendors of all four seasons. Beyond the immediate access to these amenities, you'll find a variety of restaurants and grocery stores within a 5-minute radius, ensuring a comfortable and enjoyable stay.

‼️Important House Rules:‼️
⚠️ Quiet hours are 10:00 pm - 6:00 am. If a complaint is filed from the HOA/Neighbor it will result in a $500 fine.
⚠️ There are no fireworks allowed to be set-off at our home and if there are it will result in a $1000 fine and call for an immediate eviction from the property.
⚠️ No parties. We have strict rules against house parties in our home
⚠️ No extra guests without prior approval
⚠️ No Smoking within 25 feet of the property. There is a $500 fine for smoking in the unit.
⚠️ Surfaces may be slippery when icy/wet. Walk, run, drive, and park at your own risk in any area on the property. Salt/Shovels are provided at the home for use throughout your stay. (Winter Season)
⚠️ Firewood is not provided year-round and will need to be purchased for your stay. Please visit the local Dollar General, Lowes, Walmart, or Tractor Supply to purchase a bundle for a cheap amount.
⚠️ We do our best to ensure there is propane available for grills and/or fire pits, but cannot guarantee there will be propane for use throughout your stay. If all available tanks are empty, we ask that you refill a tank and provide a receipt for reimbursement. Note: be sure to refill/replace the existing tanks - do not purchase a brand new tank.
⚠️ Given our property's rural setting, you might occasionally notice small, non-harmful insects. Rest assured, we have comprehensive, year-round pest control measures in place and work hard to minimize these encounters. Thank you for your understanding, and please let us know if you have any concerns!
⚠️ Friendly Note: 🐻 Since our home is tucked in nature, you may spot a black bear in the area from time to time. No worries - they’re generally well-behaved and prefer to keep their distance from people. As long as food and trash are secured, they’ll simply wander by and continueontheirway.

♨️ Hot Tub Notice – Please Read 😊
📌We strive to maintain the highest standards of cleanliness and hygiene. Occasionally, if a previous guest hasn’t followed proper usage guidelines, we may need to drain, clean, and refill the hot tub before your stay for health and safety reasons 🧼🦠. If this happens, please note that it may take until the evening of your first night (or slightly longer, depending on the weather) for the water to fully heat back up 🔥🌙. We totally get that guests look forward to relaxing in the hot tub, and we only perform this maintenance when absolutely necessary to ensure a clean and safe experience for everyone 💧👍.

➡️ Early Check-in Fee: $25/hr up to 2 hours early only.

◾For reservations made outside of Airbnb and Booking.com, please note that a $500 security deposit will be included for security purposes. This deposit is fully refundable within fourteen (14) days of checkout, provided no damages to the home or community penalties are reported.
◾Additionally, our account is not set up for VRBO or HomeAway to collect the remaining balances or security deposits directly. These are collected by us, with payments securely processed via Stripe or Bill.com.
