Owners live on the lower flat so please be mindful!
MAXIMUM OCCUPANTS: only the specified number of guests (children included) in the booking are allowed on premises unless approved in writing by the host. If the guest exceeds the occupancy noted in the reservation, all guests and/or visitors to the property can be immediately evicted without refund for unused days remaining. The guest also agrees to pay a charge of $50 per person/per day for every visitor not identified by the guest (children included) in the reservation.
AGE & ID's: Registered guests must be 21 years or older at the time of booking in order to reserve the property. Guest confirms that he/she is older than 21. All guests over 18 must send a copy of their ID.
CHECK-IN: is 4 pm or after. Your door code will not work until your check-in time.
CHECK-OUT: is 11 am
Check-out is defined as all guests and personal property being completely off of the property. Our cleaners arrive at 11 am. Guest(s) agrees to pay a $75 fine if not checked out by the specified check-out time. A late check out may be allowed if host gives written approval 72 hours before check out date to ensure cleaners have enough time to make a schedule change and that it is available.

GARBAGE DISPOSAL: Please only dispose of small food scraps down the garbage disposal. Mesh stoppers are in place for larger food items. Dispose of food and debris as needed in trash cans. Do not put grease down the drain. We have provided grease cans for use. We thank you very much.
KITCHEN: As such please take care to not use knives without a cutting board or leave overly hot items or wet/oily items excessively long or at all on countertops due to staining or scratching. The stove, sink microwave, dishwasher and refrigerator shall be clean and free of grease and food. Dirty dishes shall be washed and put away.
KITCHEN ITEMS: All items in the kitchen including silverware, pots/pans, flatware, etc. have been counted and any item removed from the premises will be charged to the guest.
BATHROOM: toilet cannot have anything other than toilet paper. Disposing of feminine items, wipes, etc. will set off our septic alarm and clog pipes. Please dispose of all other items in the waste bin. Hair catch for the shower must be kept in place to prevent hair from clogging pipes.
CHANGE OF LOCKS: Guest(s) shall not rekey or change out the door locks/door hardware under any circumstances.
SECURITY CAMERAS: there are outdoor cameras on the property all located at each entrance. Do not touch cameras. This includes but is not limited to covering an object, repositioning, etc. Doing so would incur a fee if cameras have to be fixed or repositioned and/or removed from the property with no refund on the remaining days.
REPORTING DAMAGE: Guest(s) agree to keep the property in the same condition throughout their stay. Any damage to furnishings, fixtures, furniture, or other notable conditions found upon arrival must be reported to the host within one (1) hour of occupancy. Guest(s) must also notify us immediately of any maintenance issues that occur during their stay so as not to cause a larger issue (water leak, clogs, etc.).
FLOORING: No shoes in the house. Elements from weather conditions leave the flooring susceptible to damage. A high heel puts dents on the floors!
BUGS: Boxelder bugs are common, especially in the spring as the weather warms. We have taken steps to make sure this is a rarity, but bugs may still occasionally get into the home. Open doors and windows can lead them in.
ANTS: Teeny tiny ants LOVE left-out food and can infest within a day! Eating is only permitted at the bar and dining table for this reason. Please store in the refrigerator or if room temp in airtight containers (we do provide some basic Tupperware). Please pick up/wipe up food that drips, drops, etc. If infestation occurs, you will be liable for the cost of pest control.
FIRE: no candles or open flames of any kind inside or outside the house.
OTHER: No dying hair permitted. No glitter, confetti, paints, etc.
MOVING FURNITURE: Do not rearrange furniture or items in the house or outdoors. Dragging of furniture leaves dents on the flooring.
LINENS: White towels are not to be used for makeup or spills. Use paper towels and/or a marked bin of separate towels in the linen closet to be used for such. Guests are not to wash laundry that belongs in the home ( ex: do not wash our towels and sheets, our cleaning crew has specific guidelines for stains, health, and safety of guests). Unsalvageable linens/bath towels will be charged to the guest.
CHILDREN: While children are welcome, please know we do not have any childproofing, high chairs, playpens, etc. You are personally and legally responsible for and must supervise them at all times. Do not leave children unattended in guest rooms or allow them to roam inside/outside of the property unsupervised.
EXITS: Rear doors must be locked before departure.

ADDITIONAL CLEANING FEES: At the sole discretion of the host, an additional cleaning fee based on the extra charge of cleaners can be charged if additional cleanup is required that goes above and beyond the standard cleaning.
GUEST-RENTER RESPONSIBILITIES & TERMS: You as the lessee are responsible for payment, deposits, and all facets and terms of the Lease as detailed in this rental agreement, including good neighbor guidelines. This agreement is a binding legal contract and it is agreed that it must be construed as if both parties jointly wrote it, governed by Michigan law. Your confirmation on Airbnb and payment of money or taking possession of the property after receipt of the Agreement is evidence of your acceptance of the Agreement and your intent to use this property for a vacation rental. The Agreement constitutes the entire agreement between the parties with respect to the subject matter hereof. The rented property is a privately owned home. You agree to indemnify the Lessor/owner of said property for all liability, damage, personal injury, or loss to the Property or its contents that occur during your stay resulting from any cause, including but not limited to negligence, violation of any law, carelessness, neglect, theft or improper conduct, if police are called for any reason of/for any persons entering, occupying or visiting the leased premises. We are not responsible for personal items lost, stolen or left behind, or left behind if removed from the property. Occupants' or guests' personal property, including vehicles, are not insured by the Owner, Owner's agent against loss or damage due to theft, fire, vandalism, rain, water, criminal or negligent acts of others, or any other cause. Violation of these will result in immediate cancelation of stay/remainder of stay without refund.
GOOD NEIGHBOR POLICY - APPLY TO YOU AND THIS PROPERTY: This home is located in a quiet residential neighborhood and the City and owner strictly enforces all applicable city ordinances that relate to occupancy, unnecessary or loud outdoor noise, and minimum age requirements.
