Modern, yet characterful, holiday cottage conveniently located in the heart of Kemptown. Being tucked away between the seafront and vibrant St James Street means you’ll have easy access to everything beautiful Brighton has to offer.
The space
Our cottage is setup for guests and you will have private access to the whole property during your stay.
★ Living/dining room - ground floor
Private street entrance which leads into the living room containing a large sofa and small sofa. There is a 32 inch ultra HD smart TV with Freeview and free unlimited broadband for you to use during your stay. The sofa converts into a sofa bed if needed with all the bedding required stored under the stairs. The living room leads through to the dining room with a large table and benches.
Note - Sofa bed bedding is automatically included for bookings of 5. If your booking is for 4 guests and you require bedding for the sofa bed, please let us know when booking.

The fully equipped, hand built cottage kitchen with granite worktops leads off the dining room. Everything you need to cook and feel at home should be available here.

Leading off the kitchen is our small private patio area with a table and a couple of benches.
★ Landing/Work space - 1st floor
Bright and airy space with a desk and chair to catch up on a bit of work or chill out in the comfy arm chair in front of the window.
★ Bathroom - 1st floor
The traditional bathroom is entered through the landing and contains a large roll top bath with shower. Complimentary toiletries from the Scottish fine soap company are provided for use during your stay.

King size bed with a super comfy, medium/firm pillow top mattress by Hypnos. There is a dressing table, chest of drawers, freestanding fan, clothes hanging rack, luggage stand and two double draw bedside tables.
★ Bedroom 2 - 2nd floor
Bright and comfortable double aspect loft conversion. Two single beds with comfy pocket sprung medium/firm mattresses. Ample cupboard space is available with clothes hanging rack. Dressing table, luggage stand and free standing fan.

✔ Each of the beds have high quality pocket sprung mattresses.
✔ The sofa bed is simple to setup and comes with a 2 inch mattress topper for added comfort.

PARKING - A secure underground car park is located just a 2 minute walk from the property. It is managed by the council and costs £18.20 per 24 hours which I believe is the cheapest long stay car park in central Brighton. Please note this car park is only suitable for small/medium sized cars as there are tight turns. Payment is made at departure by scanning the ticket you receive on arrival.
For larger cars, I recommend using another car park located a 10 minute walk away. The price varies but is generally between £18 and £25 per 24 hours.
