All walks of like of life, including dogs, are welcome at this tiny house where guests have exclusive access to the entire house and the surrounding fenced-in yard area. It is less than 6 miles from uptown Athens and less than 2 miles to: Hockhocking Adena bike path, grocery store, restaurants/fast food, & library. Neighbors are nearby but it is still relatively isolated & mostly quiet. Notable basics are heat, hot water, a/c, small fridge, city H2O/sewer, cooking burner. No high-energy devices like hair dryers. It is less than 5 mi to Baileys MTB/hiking trail & Strouds Run state park
[The Space]
This tiny house is located in a rural cluster of homes near the historical Eclipse Company Town. It also is less than 6 miles from uptown Athens, Ohio.
It has 3 mattresses. The two mattresses for the daybed/sliding trundle combo are memory foam and are new as of November 2020. The top is an 8" twin XL. The length between the daybed's headboard and footboard is 81.5 inches. The trundle mattress is a 5" twin regular. The third is a self-inflating high-quality floor pad (Exped MegaMat 10). Its dimensions are: 77"L x 30"W x 3.9"H. Note: Even though it maximizes sleeping options, using both the trundle and sleeping pad does occupy most of the floor space.
For dogs, a large dog floor-bed is provided so that dogs don't rest on the mattresses, which is prohibited. Also, it has fully enclosed fencing that allows dogs to get temporary outdoor breaks.
A changing "room" is provided by a retractable privacy curtain that fully encloses the entry space leading into the shower. In addition, a sliding accordion door provides privacy for the toilet area.
Given that the house is fairly well insulated, including the floors, the wall furnace and air conditioner are able to provide thermal comfort during any weather. (The wall furnace is controlled by a Nest thermostat and vents directly to outside for safety.)
When you step out the door and then walk, bike, or drive to the nearby bike path, you'll pass properties with large lawns and a restaurant/brewpub.
Inside the house, we managed to squeeze in all the basic amenities you'll need. This includes water from a public water system. Not only does that help ensure potability, but it also means the toilet is a regular flusher and there's ample water for hot showers.
Note: Availability calendar has many dates that are blocked for convenience of host; however, some dates could potentially be unblocked for long-term stay if requested.
[Guest Access]
You will have full access to the front and inside of this tiny house. You will also full outdoor access to the space inside the area defined by wooden privacy fence that borders the tiny house.

This is a residential area. Absolutely no loud parties will be permitted. The neighbors will contact host and law enforcement.
The electric supply is limited to 1,500 watts at any one time. That means a hair drier can't be used but common electronics can all be used together with no issues.
The TV is equipped with a streaming Roku player. The Roku is in guest mode to allow you to temporarily use your own streaming subscriptions (eg, Netflix, Amazon, Hulu, Disney) during the duration of your stay. (Your subscription settings are auto erased at noon on the day you configure to be your checkout date.) A DVD player is also provided. (There is a Redbox DVD rental machine within a mile.) Lastly, local PBS is also available.
There is an outdoor doorbell security camera at the front door.

On one side there are neighboring lots with large lawns. In the early mornings, deer frequently graze in those lawns. (The deer wander over from the nearby "The Plains Preserve" [see athensconservancy])

[HOUSE RULES]
When using the gas single-burner stove, always operate the exhaust fan above it! This will minimize the possible accumulation of any poisonous gases, including odorless carbon monoxide.
No smoking of any substance in the house! Additionally, there shall be no burning of incense, candles, or anything else, except for the provided cooktop burner.
Guests shall not disturb neighbors by creating nuisance noise. Nuisance noises include, but are not limited to: load music, load talking/yelling, barking from your dog, and loud engine noise. This is a residential area. Nearby neighbors do not tolerate nuisance noise.
Any motorized vehicles must be parked on the gravel driveway beside the tiny house. This means no motorized vehicles shall be parked on any grass around the driveway, which includes the areas in front of, and bordering, the tiny house. (There is enough space for no more than two mid-size sedans.)
At departure, the front door deadbolt must be locked. (The deadbolt can be locked from the outside by pressing the Schlage button and rotating the thumbturn.)
Guests are not to venture into neighboring yards but instead must stay within the wooden privacy fence that borders the house on both sides and the rear.
Do not dispose feminie hygiene products down the toilet. This can clog the sewer line, which can take several days for our plumber to fit into work schedule.
Please do not interfere with the operation of the outdoor doorbell camera.
Pets… Non aggressive dogs (or cats) are permitted and they must be listed on your reservation. Additionally, do not leave dogs in the chain link fence area unattended. This area is provided so that your dog may have the freedom to roam a little. It is not intended to serve as a kennel allowing you to go offsite nor is it intended to provide a means for you to ignore your dog while you’re inside for extended periods of time. Please cleanup all pet feces. Plastic grocery bags are provided for this purpose. Do not allow pets on the beds. If you do not bring your own pet bed, please use the large dog bed. This may lead to an extra cleaning fee applied to your reservation.
MICROWAVE, AIR CONDITIONER, HAIR DRYERS, etc
Do NOT operate the microwave and air conditioner at the same time! Similarly, do not operate other high energy devices like a hair dryer. The electric supply is limited to 1500 watts and the breaker will likely trip if you overload the circuit. (Note: common electronic devices such as cell phone and laptop chargers use comparatively very little energy and are safe to use.)
