🕒 CHECK-IN & OUT 🕚
‣ Check-In Form
All guests are required to complete the check-in form and upload a valid ID.
‣ Check-In Time
3PM - 5PM; Failure to check-in on the given period will incur additional fees, $35.00 on weekdays and $25.00 on weekends.
‣ Renter’s Insurance or Airbnb Insurance
All guests must have insurance. They can either opt for Airbnb booking, which incorporates insurance, or arrange their own coverage and furnish a copy before check-in.
‣ Front Door Access
All guests are required to register their fingerprint upon check-in to have access to the front door. This access will expire on the day of check-out.
‣ Guests must give a 15-day notice before moving out. In case of immediate departure, the guest remains responsible for the 15-day period from the notice date. Failure to comply results in forfeiting the security deposit.

All guests must be pre-approved by the host and must complete the check-in form prior to accessing the home. Violation charges may apply.
‣ Reservation Guests
All rates are good for 1 guest only. Double occupancy fee of $100/month will be charged for the 2nd guest that will live in the same room.
‣ Overnight Guests
Additional fee of $35/night/person maximum of 2 consecutive nights only.
‣ Day Guests
Free to access the home between 10AM to 10PM only.

Mail can be sent to a PO box and packages can be picked up at local delivery locations.

‣ 10PM on weekdays and 12AM on weekends.
‣ Violators may be penalized $50 for each offense.

‣ Parking Passes
Day, month, or annual passes may be available upon request. Additional fees will apply.
‣ Smart Projector Rental
For only $15/night, guests can reserve a projector with large screen plus free popcorn.
🏠 COMMON AREAS
‣ Use of Kitchen Fridge
The kitchen fridge can only be used by guests who don't have a personal fridge in their suites. All food items must be labeled properly with guest initials & expiry date.
‣ Use of Kitchen Appliances
To avoid unwanted incidents, the guest must be in the kitchen while the stove, oven, or microwave is actively in use. Make sure to turn off appliances after use.
‣ Common Area Privilege
The use of the common areas along with the appliances are a privilege only. They are not included in the rental of the private suite. Repeated violations could lead to the revocation of these privileges.
🧹 CLEANING FEES
‣ Common Areas
Additional cleaning fee of $37 will be charged to the responsible guest that failed to maintain the cleanliness of these areas. In the event that we are unable to determine the guest responsible, each guest will be charged the $37 cleaning fee.
‣ Guest Suites
Additional cleaning fee of $50 will be charged to the guest if the suite is not properly maintained during their stay.
‣ Deep Cleaning Fee
If a deep cleaning is assessed, the guest will be charged a fee of $37/hour.
‣ Biohazard Cleaning Fee
This type of cleaning is necessary when there is a risk of exposure to infectious agents, such as blood-borne pathogens, bacteria, viruses, or other hazardous materials resulting in a cleaning fee of $75/hour.
🚨 Damage and Theft:
‣ Lost Keys
Any lost keys will result in a replacement fee of $50.
‣ Missing/Damaged Items
Any missing or damaged items will be charged accordingly.
‣ No Misuse of Appliances
Misuse or tampering with any of the appliances, including the thermostat, dishwasher, or washer and dryers are strictly prohibited. Any damages resulting from tampering will be charged to the guest.

‣ No Smoking
Smoking is strictly prohibited inside the property. Evidence of smoking inside the suite will result in a fine of $250.
‣ No Open Flames
The use of candles, incense, or any open flames is not permitted in the suite or the common areas. Charges may apply.
‣ No Parties
Parties and or similar events are not allowed in the suites nor the common areas. Violation will result in immediate eviction and a fine of $500.
‣ No Pets
Only service animals with proper documentation are allowed
