NEW UPGRADES TO THIS BEAUTIFUL HOME! In 2021 and 2022 central air conditioning has been installed, an exhaust hood and backsplash were added to the kitchen, the kitchen, living room/reading nook have been repainted. The old deck has been removed and an extension to the patio including a built-in fire pit is being added. Barring supply delays, this should be done by early to mid summer 2022.

Come fall in love with this beautifully charming home in the spectacular Woodland Valley, just minutes from the center of Phoenicia--voted one of the coolest small towns in America by Budget Travel in 2011.
The moment you step out of your car you will hear and see the stunning Woodland Valley Trout Stream beside the house. Enter through an enclosed vestibule perfect for storing skis and water shoes and into the comfy living room with gas stove and adjoining reading nook. Also on the main floor is a large eat-in country kitchen with a custom-made table constructed from reclaimed barn wood, media room with a projection big-screen TV perfect for movie night, and a convenient half bath. The kitchen is fully-equipped with a pantry, Bertazzoni gas range, refrigerator and dishwasher and just about everything you need to prepare and serve wonderful home-made meals. Off of the kitchen is a small room that holds a washing machine and dryer.
Upstairs holds three bedrooms and two full baths. The master bedroom has a vaulted ceiling and is full of light and character. Windows line the back wall, and the paint splatters on the floor remind visitors of the room's former use as a professional painter's studio. To one side, under a wall of curtained windows, stands the home's wonderful claw-foot tub. Fully functional, the tub is a delight to soak in while gazing out at the mountains. The room has a queen bed, a gas stove and a private entrance to the main bathroom (another entrance is in the hallway) that contains a standard tub and shower. What a delight it is to wake to the sight of the stream and mountains!
The second bedroom has a queen bed and a private bathroom with stall shower. This room also has a lovely window seat with views of the front of the property and the stream. The third bedroom is the "kids room" with lots of room to play and a bunk bed with a full-size mattress on the bottom and a twin mattress on top. This room also has spectacular views of the stream (just 10 feet out the window!). All bedrooms have dressers and a large closet in the hallway holds sheets, towels and extra blankets for your use and has room for hanging clothes.
The outdoor delights of this home are many! Out back you can enjoy the mountain views and the stream. The large lawn is perfect for playing ball. The backyard has a charcoal Weber grill and two fire pits, as well as Adirondock chairs and a wooden picnic table. The house is private but also very accessible from Woodland Valley Road with plenty of room for off-street parking. Surrounded by forever-wild NY State land (and walking distance to the best Catskill trailheads), take a leisurely walk on the road and enjoy the sounds of nature and abundant fresh air. Trout fly fishing in the yard (!) or short drive down to the Esopus.
Whether you come to ski or hike or tube the Esopus, or just stay cozy inside this great house, Phoenicia is a great place to visit and return to often!
