There’s a warm welcome as you enter the front door into the hallway with space for coats and footwear, and carpeted stairs rising to the first floor. The door to the rest of the house will be on your left.
LIVING/DINING ROOM
A lovely fresh room which is nicely divided by an attractive mango wood shelving unit with the seating area at the front, furnished with two large sofas, the Smart TV and DVD player and selection of family DVDs to choose from as well as a bookcase and games cupboard with a good choice of board games. At the other side, conveniently next to the kitchen, is a dining table with four chairs and an upholstered bench.
KITCHEN
A spacious room with units running down two sides housing an electric oven with a four ring ceramic hob and extractor fan, a three shelf fridge and separate ice box (total 121 litres), a dishwasher, a Gaggia bean to cup coffee machine (bring your own beans please), a microwave, kettle, toaster and all the crockery, cutlery, glassware and kitchen accessories you could need.

Simply with a door to the garden and space for footwear and coats.

Easily accessible when you come back from the beach and sensibly fitted with a washer dryer and drying rack, WC and wash basin.

MAIN BEDROOM WITH EN SUITE
Lots of light floods this generously sized room from the large window at the front and long window above the bed. The room's well furnished to cater for all your needs with a handsome king size bed sitting between bedside drawers and ample storage in a wardrobe with a drawer beneath. There's also as well as a dressing table, a stool and mirror, drawers, JVC wireless micro DAB hifi unit. Wardrobe with another drawer.

TWIN
Overlooking the garden, this lovely light room is furnished with sturdy twin beds and has plenty of space to unpack and settle in with bedside drawers, three hooks to hang dresses, and a little table which can be used as dressing table or desk with a stool.
SINGLE
The fun wooden cabin bed is sure to appeal to younger guests but is equally suitable for adults and has storage in a two-drawer chest beneath it as well as a little bedside shelf with a lamp and hooks for clothes. The desk by the window overlooking the garden has a mirror over it so can be used as a dressing table and there’s a quality banana leaf chair where you can sit with a good book.
BATHROOM
A bright bathroom, well placed for guests in the single or twin rooms. The bath has a hand-held shower over and shower screen and there’s the essential wash basin, WC, a heated
towel rail (towels for all guests are provided).
OUTSIDE
Two parking spaces are provided, one on the drive where the EV charger is, and the other by the garage round the back, so you can park safely and explore on foot. There's a high gate from the drive at the back leading to the enclosed garden with a raised patio and a step down to the lower area which has astroturf and doors opening to the living room and the rear hall. One well-behaved dog is also allowed to join you but please clean up after them in the garden and, inside, they're not allowed upstairs or on furniture.
Reydon is a modern thriving rural community just over a mile inland from the picturesque town of Southwold on the Suffolk Coast. It has it’s own rich and colourful smuggling history but nowadays you can buy your alcohol and groceries from one of the two local stores close to the house. Boydens Stores at the end of the road sells a great selection of foods, basics and drinks; or enjoy a delicious dining experience at nearby The Randolph hotel. There are also lots of walks through Reydon woods filled with bluebells in late spring or on the marshland that sits alongside the Blyth estuary which is a haven for wildlife and filled with sea lavender in the summer months.
One small/medium sized dog is welcome however they must stay downstairs and are not allowed onto the furniture. Please be sure to clean up any mess on the drive or garden too.
